Prices are high in the Falls Lake Watershed
North Raleigh near Falls Lake has new homes, and they are high priced for the Triangle! That’s because water and sewer can’t be extended in the Falls Lake Watershed, so the lots have to be large to allow for the septic systems. Land is expensive. Here is a list and history of neighborhoods with homes built in the past 5 years or so. My pricing data is from the Triangle MLS, and sometimes custom home prices aren’t entered but will show up on the deeds, so check the tax stamps ($2 per thousand) for deep research. There also will be resales, but I haven’t included them in this post. I’ll be adding photos soon. Neighborhoods change fast with new construction so I need to redo!
